5 Boise Home Builders Under $750K Ranked S Tier to F Tier
Walking through new construction homes every week gives you a pretty clear picture of who builds well and who cuts corners. I've toured enough Boise-area developments to know which builders deliver on quality, which ones lean hard on promotions to move inventory, and which ones leave buyers frustrated after closing. If you're relocating to the Boise are or upgrading locally, understanding the differences between these five builders can save you from a costly mistake, or help you find the best value for your budget.
This ranking covers Lennar, CBH Homes, Hubble Homes, Hayden Homes, and Brighton Homes, all building homes under $750,000 in Boise, Meridian, Kuna, Nampa, Caldwell, Emmett, Eagle, and Star. I'm also throwing in a bonus builder at the end of this article because they deserve the spotlight. I'm judging each one on four criteria: price, quality, inventory, and current promotions. Some of these builders are perfect for first-time buyers trying to establish roots; others are better if you want higher-end finishes without jumping into custom territory.
Table of Contents
Lennar Homes: F Tier
Lennar builds across the nation, and right now their reputation is taking a beating. You've probably seen the videos: foundations cracking, houses literally splitting in two. That's not just internet noise, it's a pattern that's hard to ignore. I ranked them F tier because the quality concerns outweigh any promotion they're running, and I've had clients who went with Lennar despite my advice and ended up regretting it.
That said, their promotions are legitimately strong. We just locked in a client at a 5.25% interest rate for the entire life of the loan, not a temporary buydown, plus a $20,000 credit they could use toward closing costs, rate buydowns, or upgrades. That's a compelling package if you're focused purely on the numbers. But here's the thing: a great deal doesn't matter if the structure fails a few years down the road. I've seen enough issues with Lennar builds in the Boise area and beyond to feel comfortable telling you to look elsewhere. The promotion might lower your monthly payment today, but the risk isn't worth it in my personal opinion.
CBH Homes: C Tier for First-Time Buyers
CBH Homes, Corey Barton Homes, is the number one builder in the Treasure Valley year after year based on volume. They're everywhere: Boise, Meridian, Kuna, Nampa, Caldwell, Emmett. If you're looking for a home, you'll run into a CBH neighborhood. I ranked them C tier because they're a solid entry point for first-time buyers, but the quality reflects the price.
Pricing is their biggest strength. CBH builds at the lower end of the budget spectrum, which makes them accessible if you're just trying to get your foot in the door. Their promotions are probably the best in the entire Treasure Valley, which is why so many buyers choose them. But the trade-off is in the finishes. You're looking at laminate countertops in most of the home, sometimes quartz in the kitchen island or master bath, but not throughout. Guest bathrooms and secondary spaces often get laminate. Showers are basic: laminate surrounds, sometimes a bathtub combo, sometimes a simple walk-in. The walls feel hollow when the house is empty, and the echo is noticeable.
That doesn't mean CBH is a bad choice. If you're a first-time buyer establishing roots in Idaho, or if you're thinking about renting the home out in a couple of years to create cash flow, CBH can be a great fit. I've helped quite a few clients purchase these homes, and many of them are happy with the decision from an investment standpoint. Just know what you're getting: an affordable entry point, not a luxury product.
Hubble Homes: C Tier with Warranty Concerns
Hubble Homes recently merged with Richmond American Homes, but for now we're focusing on the Hubble side. They sit a step above CBH in quality, but they're not quite at the level of the A and S tier builders. I gave them C tier because of two issues: promotions that require you to use their in-house lender, and a warranty process that frustrates buyers after closing.
Quality-wise, Hubble is better than CBH. You'll get granite countertops throughout the house as standard, and the walls don't feel as hollow. The echo isn't as strong when the home is empty, which is a nice upgrade. The finishes are cleaner overall, and the builds feel more solid. But the price point climbs accordingly, you're not getting dollar-for-dollar value compared to what you'd pay with some of the higher-ranked builders on this list.
The promotion structure is where Hubble loses points. Most of their incentives are tied to using their preferred lender, and it's usually an all-or-nothing situation. You can negotiate, and that's where having representation matters (more on that in a second), but out of the gate they're not as flexible as other builders. The bigger issue is the post-closing warranty. Hubble uses a third-party vendor, and I've had clients report frustrating experiences trying to get issues resolved after they move in. During the inspection period before closing, they'll take care of everything. After that, the process gets harder. That's why they landed at C tier instead of higher.
Why You Need Representation with Any Builder
Quick pro tip: regardless of which builder you're interested in, bring a buyer's agent. All of these builders cover our commission, which means you get representation at no cost to you. We know the ins and outs of working with each builder, and we can often negotiate more than what's advertised. The builder wants to close another deal; we want to protect your best interest. That's the difference.
Hayden Homes: A Tier for Quality and Flexibility
Hayden Homes is one of my favorites, and they earned A tier. The only reason they didn't hit S tier is limited inventory, they're not always available in the areas you're searching, especially in Boise or Meridian. But when you can find them, they deliver excellent value.
Hayden builds across the northwest, I've seen their homes in Washington and Oregon as well. Pricing is competitive, and dollar for dollar they beat CBH and Hubble on quality. Their promotions are strong, and here's the key: you can use an outside lender and they'll still honor the incentives. They have preferred lenders like everyone else, but they're not forcing you into a box. That flexibility matters.
The finishes are where Hayden shines. You're getting high-end LVP flooring, vaulted ceilings in many models, and clean, modern design. They're not luxury builders, but they offer semi-custom options if you want to upgrade. If you're looking for an RV garage, Hayden does them well, better than Hubble in my opinion, and CBH doesn't offer them at all. The floor plans are open concept, and you can design the space the way you want if you love their layouts.
The downside is inventory. Hayden doesn't blanket the valley with developments the way CBH does. You'll find neighborhoods here and there, but availability is limited. If they're building in the area you want and the timing works, Hayden is an excellent choice. If not, you might have to wait or look elsewhere.
Brighton Homes: S Tier for Bang-for-Buck Luxury
Brighton Homes earned S tier because they give you a luxury feel at an affordable price. Their standard finishes are a step above what other builders in this price range offer, and their floor plans are absolutely beautiful. If you're comparing dollar for dollar, Brighton delivers more bang for your buck than almost anyone else under $750,000.
Brighton builds homes above $750,000 as well, so they're not limited to this budget. But in this range, they set the bar. The standard features feel high-end, the layouts are thoughtful, and the lots often have more space than you'd expect. The one trade-off is that some of their lots are closer together depending on the neighborhood, but outside of that, they're just very high-end builders. Inventory is limited but not as tight as Hayden, so you'll have a better chance of finding a Brighton home in the area you want.
If you're relocating to the Treasure Valley and you want the best combination of quality, design, and value under $750,000, Brighton is the builder to start with. Their floor plans alone make them worth a look.
Bonus: Tresidio Homes, Another S Tier Pick
I'm giving Tresidio Homes an honorary S tier mention because they deserve it. Tresidio is a semi-custom builder, not a volume builder. They're focused on quality over quantity, and it shows. Their homes start around $370,000 and easily move past $750,000 depending on the neighborhood. If you're looking in Eagle or Star, expect the price to climb, but the finishes and build quality are worth it.
I've helped several clients purchase Tresidio Homes, and the feedback has been overwhelmingly positive. One client, pretty famous, believe it or not, had an issue with the laundry room after the build. Tresidio came out, fixed it completely, and made sure everything was done properly. That kind of post-closing service is rare, and it's one reason I rank them so highly. The homes are lower maintenance because of the quality of materials and construction. The finishes are neck and neck with Brighton, and their promotions are solid.
If you're open to semi-custom and you want a builder who prioritizes craftsmanship, Tresidio is one of my top recommendations.
Which Boise Home Builder Is Right for You?
Here's how I'd break it down based on what you're looking for:
- Choose CBH Homes if you're a first-time buyer focused on affordability and you're okay with entry-level finishes. Great for establishing roots or future rental income.
- Choose Hubble Homes if you want a step up in quality from CBH and you're comfortable using their preferred lender. Just be aware of the warranty process after closing.
- Choose Hayden Homes if you value flexibility with your lender, want solid quality, and can find inventory in your target area. Great for RV garages and open-concept layouts.
- Choose Brighton Homes if you want the best bang for your buck under $750,000 and you prioritize high-end finishes and thoughtful floor plans.
- Choose Tresidio Homes if you're open to semi-custom, want exceptional quality, and value a builder who stands behind their work after closing.
- Avoid Lennar unless the promotion is so strong it outweighs the quality concerns, and even then, proceed with caution.
Conclusion
There are more builders in this price range, Toll Brothers, KB Homes (not a fan, but that's for another video), and others, but these five, plus Tresidio, are the ones I see most often and feel comfortable ranking. If you're serious about buying new construction in the Treasure Valley, let's get on a call. I can walk you through what's available in the neighborhoods you're considering, help you negotiate better terms than what's advertised, and make sure you're protected throughout the process. Call me, text me, or email me. I've helped over 200 people relocate to Idaho, and I'd love to make your move just as easy.
FAQ
Which Boise home builder has the best promotions?
CBH Homes consistently offers the strongest promotions in the Treasure Valley, which is one reason they sell the most homes year after year. Lennar also runs aggressive incentives, including permanent rate buydowns and large closing cost credits, but quality concerns keep me from recommending them.
Are Hayden Homes available throughout Boise and Meridian?
Hayden Homes has limited inventory compared to builders like CBH. You'll find their neighborhoods scattered across the valley, but they're not as widely available in Boise or Meridian. When you can find them, they're worth it, but availability is the main constraint.
What's the difference between CBH and Hubble Homes?
CBH builds at a lower price point with entry-level finishes like laminate countertops and basic showers. Hubble is a step up in quality with granite countertops throughout and walls that feel more solid. Hubble costs more, and their promotions usually require using their preferred lender.
Do I need a buyer's agent when buying new construction?
Yes. The builder covers the buyer's agent commission, so representation costs you nothing. A good agent knows how to negotiate beyond the advertised promotions and can protect your interests during the build and closing process. Don't walk into a model home alone and sign a contract without representation.
Why is Brighton Homes ranked S tier?
Brighton delivers the best combination of quality, design, and value under $750,000. Their standard finishes feel high-end, their floor plans are beautiful, and you get more bang for your buck compared to other builders in this price range. Inventory is limited but not as tight as Hayden.
What makes Tresidio Homes different from volume builders?
Tresidio is a semi-custom builder focused on quality over quantity. They don't chase volume sales. Their homes start around $370,000 and go well past $750,000, with finishes that rival Brighton and exceptional post-closing service. If you want craftsmanship and lower long-term maintenance, Tresidio is worth considering.
