Is Idaho Entering a Buyer’s Market in 2026?

For the past several years, Idaho has leaned heavily in favor of sellers. Multiple offers. Waived contingencies. Escalation clauses. Homes selling in days. That was the norm.

Now in 2026, the conversation is changing.

In growth corridors like Meridian, Star, and Kuna, new construction is keeping pressure on resale pricing. Builders are competing aggressively with incentives.

Certain price points and neighborhoods are still competitive. Well priced homes in high demand areas can still move quickly.

But leverage has undeniably shifted compared to the past several years. Buyers now have options, negotiating power, and breathing room.
